The homegame.co.uk aims to improve good practices in the private rented sector and to improve the relationships between landlords and their tenants. Both landlords and tenants have rights within that relationship.
Every landlord has the right to...
- Charge a market rent (on lettings since January 1989)
- Fix the terms of the tenancy agreement before the tenancy begins
- Receive a rent as and when it falls due
- Be advised of necessary repairs
- Be given proper notice by a tenant if they wish to leave
- Inspect the property (by appointment)
- Obtain a court order if the tenant has not left the property once the notice period has expired.
Every tenant has the right to...
- Know the terms of their tenancy
- Know the name and address of their landlord
- ‘Quiet enjoyment’ whilst living in the property
- Proper notice if the landlord wants to inspect the property
- Proper notice if the landlord wants the tenant to leave
- Stay in the property until a Court Order for the possession of the premises is obtained (as long as the tenant does not share facilities with a resident landlord).
