Full Management Service Only 8%

1. Providing a rental valuation and appraisal of the property and advice and recommendations of any services required.
2. Advertising, marketing, viewings and finding the right tenant
3. Full checks into all prospective tenants. Thehomegame.co.uk will request full references including credit history searches, employer references, previous landlord references and a character reference. In some circumstances thehomegame.co.uk will also request extra security in the form of a guarantor.
4. The creation of a full and legally binding Tenancy Agreement. This is necessary for the Landlord to gain protection of the relevant Rent and Housing Acts, and renewing the Agreement where necessary at the end of the Term.
5. If required thehomegame.co.uk will liaise with the Landlords mortgage providers to ensure that the correct tenancy details and payment dates are set up.
6. Preparing an inventory and schedule of condition, including a DVD of full colour images.
7. Receiving and holding the deposit from the tenant to be held by the Agent until the end of the tenancy when the Property and contents have been checked for unfair wear and tear. We are members of an approved tenancy deposit scheme. If the service is to be lettings only then the landlord will be given the deposit to place it in their own approved deposit scheme. However, thehomegame.co.uk can still hold the on behalf of the landlord at a fee of £30
8. Collection of monthly rent. Thehomegame.co.uk will transfer payment to landlords within 48 hours of receiving it. Payments will be made by direct bank transfer and a detailed monthly rent statement will follow.
9. Tenancy renewals or extensions. If you’re a landlord on our property management package this will be at no further cost. If you chose the tenancy only service then a charge of £75 will be added for the creation of a new or extended lease.
10. Replacement Tenants commitment. Thehomegame.co.uk will start looking for replacement tenants in the final 2 months of the existing tenancy. This will give landlords a better chance of having a continually occupied property and in turn getting maximum returns from their investments.
11. Arranging with utility companies (typically electricity, gas & water) for meter readings and local councils (required to set up council tax payments in the tenant’s name)
12. 2 property inspections during the period of the tenancy (max 2 x in 12 months) Thehomegame.co.uk will also provide a DVD of full colour images to the landlord.
13. Co-ordination of repair or maintenance including arranging for approved, tried and tested tradesmen to attend the property and obtaining estimates where necessary. Adjusting rental accounts as necessary and providing full details in monthly statement.
14. Arranging payment for any completed repairs and maintenance out of rents received.
15. Carrying out a full property inventory check and check out at the end of the tenancy and dealing with matters relating to possible damages or excessive wear and tear.
16. Arranging and overseeing the completion of energy performance certificates, gas & electrical safety inspections that are now legally required to be carried out. In addition to providing the landlord with certificates thehomegame.co.uk will also hold copies.
